Desired
profile
Pre Contract Works: To verify
the built up area as per drawings w.r.to area statement provided by the
Architect.
Preparation of preliminary estimate / budget as per Client Brief and concept/ schematic drawings prepared by the Architects.
Discussion with the clients /
Architects & other consultants during design stage & suggest changes to
the design brief of the Consultant in line with the budget and control on cost.
Assist Client in finalizing
detailed specification and selection of finished materials based on the
Budget/cost estimate.
Preparation of detailed bill of quantities for all packages along with cost estimate supported by detailed take off sheets & rate analysis (give break up for material, labor, etc in Rate Analysis).
Carry out comparative design economics studies / value engineering exercises
Preparation of pre tender
estimate with reference of current market Rates.
Assist in finalizing the
contract & procurement strategy for the project.
Assist in preparation of
Contract & procurement tracker in line with construction schedule
and tracking the same.
Prepare tender documents for
all packages including priced BOQ.
Assist the client in tendering process from floating of tenders till award of work
Post Contract Works: Detailed Study of B.O.Q, Technical Specifications and incorporating the various factors coming out of Contracts.
Attend progress review meetings
and any other meetings as desired by Client.
Prepare and / or validate the
purchase indents for quantity accuracy.
Control on cost and quantities
by monitoring and reporting on deviation in quantities and extra items.
Identification of extra items,
preparation of rate analysis of those items & getting approval of extra
items from client/consultant.
Maintaining Joint measurement
with client and preparations of monthly bills
Checking, Verification and
Approval of bills of contractors
Review Contractors payments,
insurances, performance guarantees and advice recommendation to the Client.
Maintaining a proper record of
Salient features of the Contract, Important Submittals, observations on
important Clauses, Entitlement E.O.T/Cost Clauses, and Insurances.
Preparing documents for
internal & external audits.
To prepare financial
implications statement due to changes in design / specification
Final Account closer of
projects (Commercial closer of project)
Preparation of Bench marking
for completed project
